  • * T&P valve leak due to excessive pressure, overheating or stuck
  • * Leaking water tank (corrosion likely inside of tank)

When water heaters fail before their intended life span, it could be from unfiltered well water (really hard water), or cracks within the tank due to it being dropped, (look for dents around bottom of tank).  Any other problems before 6 years would most likely be a manufacturing defect.

If your water heater is older than 10 years their really is only one choice, time to replace the water heater, as your typical water heater’s life isn’t much longer than around 10 years.  If it’s less than 6 years old the tank is most likely still under the manufactures warranty so you should contact the water heater company to ask about a new tank.  Look for the original paper work, which may near or on top of the heater.  If you can’t find any paper work, look for a sticker on the heater that will provide you the codes you and the manufacture will need to determine how old it exactly is.  If your heater is older than 6 years, and money is tight you may be able to get away with a repair, however when the tank begins to leak theirs that’s not much that can be done.
